The Coastal Construction Standard
Every deck in Charleston requires materials rated for the specific conditions of the site. The baseline for coastal construction is not optional — it is what separates a deck that lasts from one that fails at the connections before the decking boards show any wear.
316 marine-grade stainless steel hardware. Standard galvanized hardware corrodes in salt air. For all structural connectors, fasteners, joist hangers, post bases, and hardware on coastal decks — particularly on barrier island properties in Kiawah Island, Sullivan's Island, Isle of Palms, Seabrook Island, and Folly Beach — 316 marine-grade stainless is the only specification that makes sense.
Premium composite decking. Trex Transcend, TimberTech AZEK, and WearDeck are our most-installed surface materials in Charleston. These products were engineered for demanding outdoor environments and perform exceptionally well in salt air and humidity. On barrier island properties where salt exposure is constant, composite is the clear choice.

Flood Zone Requirements
Many properties in the Charleston area are in FEMA flood zones. Deck construction in flood zones requires compliance with FEMA standards, including minimum finished floor elevations. Elevated decks — common across James Island, Johns Island, West Ashley, and Folly Beach — add cost for the support structure and often require more permitting documentation.

Permitting in Charleston
Most decks in Charleston require a building permit. The permitting process has become slower and more complicated in recent years — offices are understaffed and requirements change frequently. A realistic permitting timeline is several months. In communities with HOA or BAR review — Kiawah Island, Daniel Island, Seabrook Island, and the historic district — add additional time and process.
