Screen rooms in Charleston range from around $60,000 for a basic structure to well over $200,000 for a large, fully appointed space with premium finishes and features. Foundation and Floor

Screen rooms can be built over a concrete slab, over an existing deck, or over a new deck structure. A concrete slab is typically the most cost-effective foundation option. Building over a new composite deck adds $15,000 to $40,000 depending on size and materials. For elevated homes — common across James Island, Folly Beach, and flood-zone properties on Johns Island — the deck substructure adds meaningful cost.

The Fireplace

A gas fireplace is the single most popular add-on for screen rooms in Charleston — and the most significant cost item. A well-appointed gas fireplace with a stone or brick surround typically adds $15,000 to $25,000 to a project. It is also what makes a screen room genuinely usable in the cooler months. A painted drywall ceiling is the baseline. Tongue-and-groove wood or composite ceiling adds cost and significantly elevates the appearance. Permitting for Screen Rooms in Charleston
