Sullivan's Island is a barrier island community unlike any other in the Charleston area. The homes are distinctive, the lots are constrained, the regulations are layered, and the environment — salt air, direct ocean exposure, and the humidity that comes with living on a narrow strip of land between the harbor and the Atlantic — is among the most demanding in South Carolina for outdoor construction. Building a deck, screen room, or outdoor living space here requires a different level of material specification, regulatory knowledge, and construction discipline than almost anywhere else in the Lowcountry.

The Sullivan's Island Environment

Sullivan's Island sits at the mouth of Charleston Harbor, directly exposed to the Atlantic on its eastern and southern faces. The salt air concentration here is among the highest of any residential community in South Carolina — higher than properties set back from the water in Mount Pleasant, James Island, or West Ashley, and comparable to the most exposed sections of Isle of Palms and Kiawah Island.

What that means in practice: standard galvanized hardware corrodes faster here than almost anywhere else in the state. The process is more personal than the county's — the island is small enough that the relationships matter — but it is not faster. Sullivan's Island is also in a FEMA flood zone. Every structure must meet FEMA base flood elevation requirements, which on much of the island means elevated construction on piers or pilings. Standard drywall is not appropriate for a screen room ceiling on Sullivan's Island. Tongue-and-groove cypress or cedar, composite beadboard, or PVC tongue-and-groove are the right choices.

Screen room costs on Sullivan's Island typically run $90,000 to $160,000 for a well-appointed 400 to 600 square foot space. A gas fireplace — which extends the season significantly and is the most-requested add-on — adds $15,000 to $25,000 to the project.
