A poorly built one is a maintenance problem that reveals itself within a few seasons, when the hardware corrodes, the ceiling sags, or the structural framing shows the first signs of rot. Wind Zone Requirements in Coastal South Carolina
Coastal South Carolina is in a high-wind zone. Screen rooms in this environment must be engineered for hurricane-force winds — which affects post sizing, beam sizing, connection hardware, rafter spacing, and roofing material selection. A screen room built to standard residential construction specifications will not perform adequately in a coastal wind event.

Moisture Management: The Critical Detail
Charleston's combination of salt air, high humidity, and significant rainfall creates moisture conditions that are unforgiving of construction shortcuts. The most common failure modes in coastal screen rooms are all moisture-related: rot in the framing from inadequate drainage and ventilation, corrosion of hardware from wrong-grade fasteners, and ceiling failure from moisture intrusion.
Framing drainage. Every screen room must be designed to drain. Water that accumulates in the framing — in joist bays, at post bases, at the ledger connection — creates the conditions for rot. Proper drainage details are built into the design, not added as an afterthought.
Post base installation. Posts set directly in concrete trap moisture at the base — exactly where the structural load is greatest. We install post base hardware in the concrete and attach the post above grade, allowing air circulation and drainage.
Ceiling materials. Standard drywall is not appropriate for a screen room ceiling in Charleston's climate. It absorbs moisture, sags, and eventually fails. We specify tongue-and-groove wood or composite ceiling, PVC beadboard, or another moisture-resistant material rated for the humidity and occasional moisture intrusion that a screen room ceiling experiences.

Standard fiberglass screening is the baseline and performs well in Charleston's environment. No-see-um mesh has a tighter weave that blocks the smaller insects — particularly relevant in the marsh-adjacent neighborhoods of James Island, Johns Island, and Summerville where no-see-ums are most prevalent. Pet-resistant screening is worth the premium for households with large dogs.
